PURPOSE OF SERVICE
Architectural and plant engineering building plan, works supervision and testing and project management for the refurbishment for office use of one floor of a historic property in the centre of Brescia, Italy, intended for use as the Brescia headquarters of Credit Suisse Italy.
The interiors were designed to achieve a layout optimising the spaces according to the expected occupancy, ensuring maximum ergonomic, acoustic and thermal comfort as well as maximum plant functionality.
The air-conditioning system includes a 4-pipe fan coil system and external air treatment for in-room air exchange, as well as dedicated cooling for the EDP room. The mechanical design is completed by the water-sanitary system.
The electrical system includes the lighting system and the power distribution to the FM sockets at the workstations. Last, a study for smoke detection, data and security systems was performed.
Management activities were carried out in compliance with the quality standards, budget and timeframe expected by the client.
HIGHLIGHTS
Given the characteristics of the property, which prevented from having a floating floor concealing the systems, the power distribution and terminals were designed for exposed installation, assessing the most suitable routes to make them easily accessible and to avoid walking hazards around the workplace.
Sono state inoltre previste varie ridondanze, atte a garantire la continuità del servizio, e quindi dell’attività lavorativa, anche in condizioni di estrema emergenza, assicurando sempre l’alimentazione elettrica, il flusso dati ed confort per gli operatori. Il sistema di illuminazione è temporizzato in modo da spegnere l’intero impianto ad orari programmati, ma è dotato di pulsanti di override per consentirne l’azionamento fuori dell’orario programmato per il tempo ritenuto necessario.
Special attention was also paid to security, to which the client is extremely sensitive and for which analyses were carried out to identify the most suitable maximum security systems for the requirements of an investment bank.
The premises and facilities were then examined by the client's prevention and protection service and deemed as suitable for safeguarding the health and safety of workers.
