PURPOSE OF SERVICE
The building, which was the first multi-storey garage in Milan, dates back to 1938/39; designed by the architect Alessandro Rimini, it was used as a garage until 2003 and subjected to the superintendency's restriction in 2007 as a building of historical-artistic interest. In 2016, the process for the redevelopment of the building was started, bound by the superintendency, with a subsequent renovation project, with a change in the heights of the intermediate slabs with the transposition of the volume of three floors on the top and a second basement used for power plants technological.
The plant design in which NCA Engineering was involved in all the basic systems of the building (the mechanical systems, from the technological centers to the floor terminals, the electrical systems, from the transformation cabin to the floor users, the special systems, such as smoke detection, evac systems, intrusion detection, CCTV and access control)
The building with the new function for commercial use required flexible and adaptable systems for multi-tenant occupancy with variable functions
The peculiarity of the technological systems concerns the exploitation of groundwater as a renewable source and the possibility of simultaneously producing chilled and hot water during all seasons.
There are also air exchange and air extraction systems through autonomous units equipped with thermodynamic recuperators that use air as a source of renewable energy.
Therefore, no fossil fuels are used to produce the fluids serving the plants.
The systems are completed by water distribution networks (air conditioning and sanitary), aeraulic networks, drainage networks, management and regulation systems, accounting and fire extinguishing networks.
Furthermore, the building was also equipped with a rainwater collection and reuse system
All basic plant systems are controlled and managed by a BMS supervision system
The complex reopened in 2023 as the headquarters and shop of an international fashion brand for the first floors and the fit- out completion of the rest of the floors is underway, by a leading haute horlogerie house
